A culture of partnership
For 15 years, Etche has been building solid, resilient foundations based on competence, professionalism, and cooperation. The company always looks to the long term and works very closely with its tenant clients as an essential step in building relationships firmly rooted in mutual trust.
Etche has built such partnerships with a number of leading stakeholders as a direct response to the accelerating pace of challenges facing the real estate market.
Our values
As a distinctively agile and responsive company on a human scale, Etche is underpinned by strongly held values that guide its day-to-day operations.

heightened awareness of
sustainability challenges:
As a local stakeholder, Etche is fully aware of the environmental impact imposed by its business activities. The company is working to limit the ecological footprint of its developments and the assets held in its managed asset portfolio.
Etche uses the cleanest technologies available to reduce the energy demand and CO2 emissions of its buildings.
An ethical
methodology:
Etche always does business diligently, fairly and fully complies with all relevant regulations.
The company is committed to maintaining the highest moral and social standards. It is, therefore, able to guarantee the ethical integrity of its real estate assets to users and local authorities.
Etche is fully transparent regarding the sustainable development goals it sets for the real estate assets it manages, particularly in terms of its ambitions for building certifications and accreditation labels.

A continual quest for performance:
Etche is widely recognised by its peers for its professionalism, rigorous standards and expertise. Etche targets the most competitive projects to offer tenants buildings that make a positive contribution to their business growth and efficiency.
In addition to the technical advances they incorporate, every building in the Etche portfolio must comply fully with the company's own ESG rules, live up to the ambitions of local authorities, and offer genuine added value. As a company with a passion for innovation, Etche favors sometimes unique solutions that stimulate the creativity of its suppliers and employees.
Our ultimate aim is to pinpoint everything that can be done to improve the performance of our real estate assets, not only for the maximum benefit of the companies that occupy them but also for investors and local authorities.
Our approach to ESG

As a responsible corporate citizen fully aware of the challenges posed by sustainability, Etche works proactively to retain environmentally friendly buildings in its asset portfolio and identify those with real potential for environmental improvement.
The company has therefore adopted measures for its real estate assets and management that go beyond existing regulations and exceed the targets set in the French Tertiary Decree, which requires commercial buildings to reduce their energy consumption in accordance with a defined schedule. Energy efficiency, low energy consumption, certification, and decarbonization are key parameters of the Etche ESG strategy.
These actions are carried out in collaboration with tenants. They are based on a convergence of interests, with a view to adopting a joint approach to energy optimisation. For Etche, a company's premises bear witness to the importance it attaches to ESG criteria.
Case study:
Pierrelatte

To the south of Montélimar in the Auvergne-Rhône-Alpes region of France, Etche has set very high environmental ambitions for its development of a 50,000 m² project on a previously developed site.
Constructed using bio-sourced materials, the future building will use electric heat pump technology. The project has been designed for optimized lighting, enhanced acoustic comfort, recycling of the water used in the building, and maximum reuse/recycling of materials and waste already present on the site. Special attention will also be paid to air quality and respect for biodiversity within the boundaries of the site.
The entire roof of the completed development and car park canopies will be covered with photovoltaic panels generating up to 5.6 GWh per year; a level of power equivalent to the annual energy demand of 2,500 people in 750 typical homes. A proportion of this power will be consumed by the future user of the site to recharge the batteries of its electric vehicle fleet.

Certification target: BREEAM Construction 'Outstanding' rating
Photovoltaic power plant commissioning: 2026
Case study:
Le Bignon

On the Atlantic Arc, to the south of Nantes, Etche has completed a demolition/reconstruction project on a brownfield site.
The site previously occupied by an obsolete building of around 2,000 m2 is now home to a 12,763 m2 logistics platform developed with no additional land artificialization.
From the point at which this polluted site was acquired, the emphasis has been on reusing and recycling existing asphalt and concrete materials to limit the carbon footprint of the new building. Etche has also covered the entire roof in photovoltaic panels to generate sufficient electricity to meet the annual power demand of 300 homes.
The project also prioritized the involvement of local stakeholders and service providers.
Platform handover: Spring 2024
Certification target: BREEAM Construction 'Very Good' rating
Photovoltaic power plant commissioning: End 2024
